The problem we see

Holladay has some of the most upmarket housing in the valley. Olympus Cove, Walker Lane, Cottonwood Lane - large estates with hand-set stone, custom millwork, big window walls and copper gutters that need real care.

How we approach it

If your siding has gone dingy, your stucco shows a chalky film, or your north-facing walls are streaking with green or black mildew, you're a candidate for soft washing. Soft washing means low pressure (well under 100 PSI at the surface) plus a professional cleaning solution that actually kills the algae and biofilm at the root. It's the only correct way to clean stucco, painted siding, vinyl, Hardie board and exterior brick - the same approach those manufacturers specifically recommend.

What to expect on the day

Pressure alone doesn't kill what's growing on your walls. It knocks the visible part off and leaves the spores behind to come back in months. Our soft wash mix kills the organism, lifts the inversion film and salt deicer residue, and leaves the surface bright without damaging paint, mortar or finish.

What sets us apart

Most single-story Salt Lake County homes take us two to three hours from setup to final rinse. Two-story homes in Draper, Holladay or the East Bench run three to five. We rinse landscaping before, during and after, cover anything sensitive (electrical, A/C, irrigation timers), and walk the property with you before we leave.

Getting a quote

What sets us apart isn't a secret formula - it's discipline. We dilute correctly for each surface (stucco wants different chemistry than Hardie, vinyl wants different dwell times than brick), we change buckets between elevations so we're never pulling dirty water up the wall, and we never stack wash days to push volume. Every house gets the time it actually needs.

The bottom line

Send a few cell-phone photos of the front, sides and back of your home, plus the rough square footage if you know it, and we'll send back a real fixed quote. Most go out the same day. Most jobs get on the schedule within a week.

2

Schedule

We pick a day that works for you. Most jobs get on the calendar within a week. We confirm the day before and text when we're 30 minutes out.

3

Low pressure, the right professional surfactants for your siding type, and careful protection of plants, pets and finishes. Two-person crews work the elevations methodically - typically two to four hours start to finish.

4

Final rinse + walkthrough

We rinse top to bottom, walk the house with you, and address anything that's not perfect on the spot. You don't pay until you've seen the result and signed off.

Why this matters in Salt Lake County

Utah's climate is tough on exteriors

Salt Lake County winters bring snow, salt deicer and a wet film that bakes into siding through spring. Summer brings dust off the west desert and the year-round mineral film from sprinkler overspray. Even brand new homes in Daybreak, Herriman and SunCrest start showing streaks within a year or two - it's not a sign your house is poorly built, it's just the Wasatch Front.

Why proper technique matters here

The bigger problem is what pressure-only cleaning does. A lot of guys with a pressure washer will knock the green off the surface and call it done. Two months later the same problem is back, sometimes worse, because the spores were never killed. Our soft wash uses a sodium hypochlorite-based solution, properly diluted for each surface, that kills the organism at the cellular level. Customers typically go a full year between washes - sometimes longer on inland builds.

Valley vs. foothill realities

Foothill homes in Draper, Holladay, Cottonwood Heights and Sandy have it worst for one reason - canyon-driven dust. East-facing walls collect a fine grit that combines with humidity to form a film that locks grime onto stucco. East-bench properties usually want annual service at minimum.

HOA, insurance, and resale pressure

HOAs in newer Salt Lake County communities (Daybreak, Anthem, Bluffdale builds, Draper SunCrest) have gotten stricter about exterior appearance. We've had multiple customers reach out because of a polite letter about visible mildew on the siding. Annual soft washing is much cheaper than the alternative - fines or a paint job.

Seasonal timing that pays off

Spring scheduling matters here. Most of our regulars book their soft wash for late April or early May, right after the snow is gone and before the worst summer dust hits. That single cleaning carries them through the year. Late summer touch-ups handle the heavy pollen and wildfire-smoke film that show up in August.

More about this service

Mature canopy in Old Holladay drops constant organic litter onto roofs and into gutters. East Bench homes take direct morning sun on huge windows and show every spot. Soft wash chemistry has to be dialed in for natural stone and custom finishes.

Signs it's time to call us

If any of these sound familiar, you're overdue.

Green or black streaks on the north and east-facing walls
Chalky white or grey film that doesn't rinse off with a hose
Black 'tiger stripes' running down from the gutters
Soffits and fascia look dirty even when you can't pinpoint why
Spider webs and dirt collecting in corners and under eaves
An HOA letter or insurance inspection note about exterior cleanliness

What affects the price

Every property is different. These are the things we look at when we quote.

  • Square footage of exterior wall surface
  • Number of stories and roofline complexity
  • Type of siding (stucco, vinyl, Hardie board, painted wood, brick)
  • How heavy the algae, mildew and biofilm growth is
  • Access - gated communities, sloped lots, tight side yards, irrigation runs
  • Whether outbuildings (detached garages, sheds, pool houses) are included
  • Add-ons like gutter or window cleaning done same day
  • First-time deep clean vs. recurring annual maintenance rate
