Salt Lake County winters bring snow, salt deicer and a wet film that bakes into siding through spring. Summer brings dust off the west desert and the year-round mineral film from sprinkler overspray. Even brand new homes in Daybreak, Herriman and SunCrest start showing streaks within a year or two - it's not a sign your house is poorly built, it's just the Wasatch Front.
Why proper technique matters here
The bigger problem is what pressure-only cleaning does. A lot of guys with a pressure washer will knock the green off the surface and call it done. Two months later the same problem is back, sometimes worse, because the spores were never killed. Our soft wash uses a sodium hypochlorite-based solution, properly diluted for each surface, that kills the organism at the cellular level. Customers typically go a full year between washes - sometimes longer on inland builds.
Valley vs. foothill realities
Foothill homes in Draper, Holladay, Cottonwood Heights and Sandy have it worst for one reason - canyon-driven dust. East-facing walls collect a fine grit that combines with humidity to form a film that locks grime onto stucco. East-bench properties usually want annual service at minimum.
HOA, insurance, and resale pressure
HOAs in newer Salt Lake County communities (Daybreak, Anthem, Bluffdale builds, Draper SunCrest) have gotten stricter about exterior appearance.
